Negotiating New Construction Homes in Greenville and Simpsonville SC

Think you don't need a buyer's agent when purchasing a new home? Think again! Many buyers don't realize that the sales agents at new construction sites are there to represent the new home builder's best interests - NOT the buyer.

Of course, buying your new dream home is often very exciting, but the process is very serious. Unfortunately, when new home buyers work directly with the builder's agents, they're very often not fully informed - both with the details of the new community, but more importantly, with very critical contractual terms.

The fact is, that sales agents in Greenville and Simpsonville SC new construction sites are incredibly busy. The environment is hectic - new sales agents must field inquires from possibly hundreds of prospective new home buyers every day. Thus, it's exceptionally rare for builder sales agents to take the time to thoroughly review contractual terms with buyers. Of course, an attentive on-site sales agent will make any buyer feel welcome & important - in doing so, they're providing good customer service! But remember... you're the "customer" - not the "client" - and when it comes to real estate buyer representation, negotiations and contractual terms, there are important legal differences.

Do Greenville & Simpsonville Home Builders Negotiate Price?

We get this question a lot; the short answer is typically "no" when it comes to negotiating new home prices. Of course, all negotiations depend on the present market dynamics. If the builder isn't selling homes at a good rate, they will be more inclined to negotiate on price, upgrades or closing costs. Generally speaking, if there are more buyers than new homes, there's little if any chance for negotiation on upgrades, price or contract terms - but, it certainly doesn't hurt to ask. Just be careful that another new buyer doesn't scoop-up the home at asking price while you're negotiating appliances or a few hundred dollars!  Most homebuilders have set buyer incentives and many new homebuilders are more willing to negotiate with a buyers Realtor whom has brought the home builder other customers.  Make Sense?  Take advantage of receiving our buyer rebate In Addition to our services representing you and your interest.

New Home Buyer Representation - Hire A Buyer's Agent!

Many people believe that if they do not hire their own buyer's agent to assist with their new home purchase, that the builder will "discount" the purchase price. This simply isn't true.

The fact is, that most home builders consider real estate commissions a necessary expense when pricing & selling new construction homes. And in reality, most builders actually prefer buyer's have their own agents because it gives the on-site agents time to welcome new customers & facilitate more sales.

So... why buy a new home on your own?
